Welcome to DVH Collection. By accessing this website, submitting an enquiry, or booking a property, you agree to be bound by the terms and conditions set out below. This agreement constitutes a legal understanding between you (the user or guest) and DVH Collection (operated by DVH Group Holdings). Please read these terms carefully before proceeding.

1. Introduction

These Terms and Conditions govern your use of this website and your booking of any short-term rental residences listed or managed by DVH Collection. By using this website or completing a reservation, you acknowledge that you have read, understood, and agreed to be legally bound by these terms. You represent that you are at least 18 years of age. If you do not agree with any part of these terms, you should not use the site or make a booking.

2. Booking Terms

Properties may be reserved directly through our website or via third-party platforms; the booking process varies by platform.

• Minimum age: the lead guest must be at least 21 years old to book.
• Identification: valid government-issued identification (and passport details where required) may be requested before or at check-in, in accordance with local regulations.
• Payments: a deposit or full payment is typically required at the time of booking. Specific payment terms will be confirmed prior to confirmation.
• House rules & building regulations: acceptance of each property's house rules is required. As many of our residences are located within managed buildings and communities, guests must also comply with the rules of the building or community, including policies on noise, visitors, use of shared amenities, and access.

Failure to comply with booking terms may result in cancellation without refund.

3. Cancellations & Refunds

All cancellations and refunds are assessed strictly by reference to the scheduled arrival (check-in) date, defined as the first night of the reservation. This arrival date is the sole determinant of refund eligibility. All nights within a single reservation are treated as one booking and are not assessed on a pro-rata, nightly, or segmented basis.

• Cancellations made more than thirty (30) days prior to the scheduled arrival date are eligible for a 100% refund of the total booking value.
• Cancellations made between fourteen (14) and thirty (30) days prior to the scheduled arrival date are eligible for a 50% refund of the total booking value.
• Cancellations made within fourteen (14) days of the scheduled arrival date are strictly non-refundable, regardless of the length of stay, reason for cancellation, or any unused nights.

The total booking value includes all accommodation charges, cleaning fees, management fees, and any other mandatory charges forming part of the reservation, and excludes any third-party processing fees where applicable.

No refunds will be issued for early departures, late arrivals, no-shows, unused nights, partial stays, booking modifications requested within the non-refundable period, flight disruptions, visa issues, travel restrictions, personal circumstances, or force majeure events, or any matters outside the host's control.

Where a reservation is made via a third-party platform (including but not limited to Airbnb, Booking.com, or Vrbo), the cancellation and refund policy of that platform shall apply exclusively, and any refunds will be processed strictly in accordance with that platform's terms.

4. Guest Responsibilities

Guests agree to treat the property, the building, and surrounding community with care and respect.

• House & community rules: guests must comply with all posted or communicated rules, including those of the building or community in which the residence is located.
• Occupancy limits: only the number of guests specified in the reservation may stay overnight.
• Parties & events: unauthorised gatherings, parties, or events are strictly prohibited.
• Damages: guests are financially responsible for any damage, excessive cleaning, or lost items caused during their stay, including any fines imposed by the building or community for breaches of its rules.
• Pets & smoking: unless explicitly permitted, pets and smoking are not allowed on the premises. Smoking indoors incurs a deep-cleaning fee as stated in the property listing.

Violation may result in eviction without refund and/or charges for damage or additional cleaning.

5. Use of Website

Users agree not to engage in any unauthorised or unlawful activity, including attempting to breach site security, transmitting spam, or scraping, duplicating, or misusing content or data from the site. All content on this website is the intellectual property of DVH Collection / DVH Group Holdings unless otherwise stated, and may not be reproduced or redistributed without permission.

6. Liability Disclaimer

To the maximum extent permitted by law, DVH Collection and its partners are not responsible for: temporary website unavailability, inaccuracies, or technical errors; injuries, accidents, losses, or thefts occurring during a stay; interruptions to building services, utilities, or shared amenities outside our control; or delays or cancellations due to events beyond our reasonable control (force majeure). Guests are strongly advised to obtain appropriate travel and medical insurance prior to their stay.

7. Privacy

Your use of this site is subject to our Privacy Policy, which describes how your personal information is collected, used, and protected. Please review it before using our service.

8. Changes to These Terms

We reserve the right to modify these terms at any time. Where a change is material, we will make reasonable efforts to provide notice. It is your responsibility to review this page prior to booking. Continued use of the site after changes are published constitutes acceptance of the revised terms.

9. Governing Law

These terms are governed by the laws of the United Arab Emirates and the applicable Emirate in which the booked property is located, excluding conflict-of-law rules. Your use may also be subject to other local, national, or international laws.
